OPTION 1


  1. Property is advertised weekly and agents arrange with prospective tenants to view the property.
  2. One structural inspection prior to occupation and after vacation of Lessee will be done.
  3. Lease Agreement from the Office of is completed and signed by the Lessee and parties.
  4. Copy of contract is forwarded to the parties.
  5. Collection / banking of deposit is arranged, as well as the handing over of keys.
  6. First monthly rental payment is collected and the administration fee of 8% for the total contract will be deducted (overruled by a minimum charge of R280,00 p.m. for short leases) as well as all advertising costs over and above the first R48,00. This administration fee is deductible from the rental payments, except for if otherwise agreed upon in writing under special conditions, herein as per clause 11.
  7. Monthly electronic rental payments for the Lessor's account to be overseen and/or managed by Agent.
  8. In the event of property not being let by the Agent, or withdrawn from the rental market, all advertising costs will be due by the Lessor to the Agent, and payable without delay. Lessor can check figures at the Office.
  9. Should original Lessee move out before the expiry date of the contract, choice 1 herein is applicable, until the concerned parties confirm a new option in writing. The Agent or agents will not be held responsible for breach of contract of either parties, or any loss occurred due to any unforeseen circumstances.
  10. All complaints are recorded and Lessor is notified. Lessor personally arranges and pays for repairs.

OPTION 2


  1. Property is advertised weekly, and agents arrange with prospective tenants to view the property.
  2. One structural inspection prior to occupation and after vacation of Lessee, and one structural inspection every quarterly term whilst info is noted.
  3. Lease Agreement from the Office of is completed and signed by the Lessee and parties.
  4. Copy of contract is forwarded to the parties.
  5. Collection / banking of deposit is arranged, as well as the handing over of keys.
  6. Agent to attend AGM, Body Corporate, Home Owner Society, etc., meetings only with proxy (signed and forwarded) on behalf of Lessor, who informs the body/management thereof, and supplies Agent with agenda and/or previous minutes at least 7 days in advance.
  7. First monthly rental payment is collected and administration fee of 10% for the total contract the first payment of every six months of the Lease (overruled by a minimum charge of R340,00 p.m. for short leases), and all advertising costs over and above the first R48,00 will be deducted. This administration fee is deductible from the rental payments, except for if otherwise agreed upon in writing under special conditions, herein as per clause 12.
  8. Monthly electronic rental payments for the Lessor's account to be overseen and/or managed by Agent.

  11. All complaints are recorded, and repairs up to R1000 are arranged. For any quote over R1000 a second quote is to be obtained, presented to Lessor and according to his instructions, the repairs to be done. Agent to check whether the work has been completed. Repair expenses will be deducted from the following month's rental in order to settle account.
  12. Special conditions applicable:

The above principles are applicable for the period of the Lease, except for if changes hereof have been confirmed in writing by the concerned parties.

OPTION 3    -     LEASE-INSTRUCTION FOR A FURNISHED PROPERTY


  1. Lessor introduce Agent to the property and supplies an Inventory.
  2. Property is advertised the property weekly and prospective tenants taken there by the Agent.
  3. Closing of Lease Agreement from the Office of 1 st @ Rentals and copy of contract to all parties, and handing over of keys.
  4. Prior to occupation one structural inspection and inventory is checked; after vacation by Lessee inventory is checked. One structural inspection is done per quarterly term and info is noted.
  5. Agent attends AGM, Body Corporate, Home Owner Society, etc., meetings only with proxy (signed and forwarded) on behalf of Lessor, who informs the body/management thereof, and supplies Agent with agenda and/or previous minutes at least 7 days in advance.
  6. Collection and banking of deposit and handling over of keys to Tenant.
  7. First monthly rental payment is collected and the administration fee of 12% for the total contract will be deducted (overruled by a minimum charge of R360,00 p.m. for short leases) as well as all advertising costs over and above the first R48,00. This administration fee is deductible from the rental payments, except for if otherwise agreed upon in writing under special conditions, herein as per clause 13.
  8. Monthly electronic payments for the Lessor will be overseen and/or managed by the Agent.
  9. In the event of a property not being let by the Agent, or withdrawn from the rental market, all advertising costs will be due by the Lessor to the Agent, and payable without delay. Lessor can check figures at the Office.
  10. Should original tenant move out before expiry date of contract, and then sequence starts from number 1 above. The Agent(s) or rental company will not be held responsible for breach of contract of either parties, or any loss occurred due to any unforeseen circumstances.
  11. All complaints are recorded and repairs up to R1000 are arranged. For any quote over R1000 a second quote is to be obtained, presented to Lessor and according to his instructions, the repairs to be done. Agent to check whether the work has been completed. Repair expenses to be deducted off the following month's rental in order to settle account.
  12. Any changes or new arrangements between parties to be recorded and filed with this rental agreement.
