Beachfront properties have not peaked



If you think that property prices in Port Elizabeth 's popular beachfront suburbs have peaked, think again.

Summerstrand prices never go down – unless the property's original asking price is way out of line, says Mariette Rossouw, one of the suburb's top estate agents with an award winning sales record. And she should know. As the first ever property specialist in Summerstrand, Humewood and South End, she and her team have sold hundreds of houses, flats and townhouses in the past 22 years.

As principal of Mariette Rossouw and Associates, Mariette also has national and global estate agent qualifications and was the first Port Elizabeth agent to qualify for property's International Hall of Fame a few years ago.

“These beachfront suburb homes are not sold by square metres like any other residential area,” she says. “As there are always people who aspire to living here, these homes sell themselves even if they are not across the road from the beach.

“While everyone would like a mansion, many are willing to sacrifice their dream home for the unique lifestyle and convenience of the area.”

Commenting on Port Elizabeth 's property soaring prices, she says that well-priced homes always sell quickly and the reason a property does not sell, is because of its price.

“If an uninformed seller is not in a hurry to sell, I tell him that he will get his price as the market around him rises,” she says. “Potential buyers can gauge market value by keeping tabs on the sale price of homes they like.”

Mariette believes that while houses close to the beach or with sea views are scarce to find, buyers did not mind buying deeper into the suburbs as they are still close to all amenities.

“We all know with property it is all position, position, position and there simply does not seem to be a bad position here as far as buyers are concerned. No matter in which tree-lined street they buy, they are close enough to the university, shops, nursery, primary and high schools, retirement villages and many denominations of churches.”

She says that two bed-roomed beachfront flats are popular sellers. She has noticed that many Port Elizabeth youngsters working overseas are buying flats and townhouses.
